- Wipe entry door handles, intercom panels, and touch points
- Clean internal glass doors and remove fingerprints
- Dust reachable ledges, skirtings, and surfaces
- Spot clean visible marks on walls (where possible)
- Vacuum mats and carpeted lobby areas
- Mop hard floors
- Empty lobby bins (if provided)
🛗 Lifts & Lift Lobbies
- Wipe lift buttons, handrails, and internal touch areas
- Clean lift mirrors and stainless steel surfaces (where applicable)
- Clean lift doors (internal side) and remove smudges
- Vacuum lift lobby mats/carpets
- Mop lift lobby hard floors
🧹 Hallways & Corridors
- Dust skirting boards and reachable ledges
- Wipe high-touch points (door handles, rails, switches where applicable)
- Remove light cobwebs from corners (within safe reach)
- Vacuum carpeted hallways
- Mop hard floor corridors
- Spot clean visible marks on walls (where possible)
🧯 Stairwells
- Sweep/vacuum stairs and landings
- Mop stair landings (hard floors)
- Wipe handrails and touch areas
- Remove light cobwebs (reachable areas)
- Check corners and edges for debris
🗑 Bin Rooms & Waste Areas
- Sweep floors and remove loose debris
- Wipe touch points (handles, door areas)
- Spot clean visible spills (where possible)
- Check for odour issues and report if required
- Ensure area looks tidy (within agreed scope)
🧺 Shared Facilities (If Applicable)
- Clean common laundry surfaces and touch points
- Wipe shared benches and sinks (where applicable)
- Clean internal glass and mirrors (if present)
- Vacuum/mop floors
- Empty bins and replace liners (if provided)
🪟 Glass & Partitions (Internal)
- Clean internal glass panels, doors, and partitions
- Remove fingerprints and smudges
- Wipe accessible window sills and ledges
🌿 Outdoor Common Areas (If Included)
- Sweep pathways and entry areas
- Remove visible litter from common spaces
- Spot attention to outdoor high-traffic points
- Report hazards or damage if noticed

- Strata cleaning is delivered according to the agreed scope and schedule
- Areas must be accessible and safe for cleaners to enter
- High-reach areas above 2.4 m are excluded unless approved
- We can provide issue reporting (damage, leaks, hazards) if requested
- GST (10%) applies unless otherwise stated

To ensure safety, fairness, and compliance with industry standards, the following tasks are not included in our standard Strata Cleaning service. Some items may be added as optional extras upon request.

- Chandeliers or specialty fixtures
- Light bulb replacement
- High-level dusting beyond safe reach limits
⚠️ Hazardous or High-Risk Tasks
- Biohazard cleaning (blood, faeces, needles, bodily fluids)
- Severe mould remediation
- Chemical spills or hazardous waste
- Work at height beyond safe access (over 2.4 m)
- Any task that may cause damage to property surfaces
🧼 Specialised Cleaning Not Included
- Tile/grout restoration
- Hard mineral deposit removal beyond standard cleaning
- Flood/water damage restoration
- Oil stain treatment in car parks (unless quoted)
- Construction / post-renovation cleaning unless quoted
📌 Other Exclusions
- Moving heavy items, furniture, or equipment
- Cleaning behind fixed equipment or large objects
- Bulk waste removal, skip management, or council pickup handling
- Garden maintenance (unless included as a separate service)
- Dishwashing or handling resident belongings

At Squeaky Kleaners, due to Work Health & Safety (WH&S) regulations, liability risks, and property protection, certain tasks listed above cannot be performed. Optional services, where available, may incur additional charges and are subject to inspection and safety approval.
